THE BUILDING PROCESS
As the construction industry steadily develops, it adopts new methods and techniques, Such refinement is known as the design/build approach to the construction process. It is an alternative to the typical scenario wThis often results in an unbuildable plan or one that is excessively over budget. Here at Vintage Homes we are fortunate enough to have a general contractor that takes the time to consult with the architect on each plan before it is presented to the home buyer. This streamlines the pre-construction time period and eliminates costly mistakes. From the preliminary stage, priority is given to the following elements: COST OBJECTIVE Working with our sales manager and coordinator will allow you to select a plan and look at the different options available for that plan. If there are custom requests, they are passed to our general contractor for price and a reflective look at the possibilities. Vintage Homes has a specific vendor list where firm and professional relationships have already been established. From this list you are allowed to choose a variety of selections with a pre-figured allowance. Our general contractor then sits down with you to “red line” the plans you have chosen and to confirm all additional lighting, electrical and plumbing needs that you may have. Once all is decided, the permits and approvals are applied for. Typically, this can take up to 3-4 weeks depending on the development and site situation. Some communities have an Architectural Review Application that must be completed and approved prior to construction. Construction usually can take up to 8 months, again depending on the size of your plan. There are scheduled walk visits for you to tour your home with the builder and he will explain to you the inner works of your home. At the final walk visit you will make a list of items that need to be finished or repaired. You will revisit each item once more prior to closing on your home to make sure all is to your satisfaction. Vintage Homes is proud to offer a one year builder warranty on the workmanship of your home. In addition to this one year builder warranty, Vintage also gives you an extended 2-10 homebuyers warranty.
